A flat rate on a large home either overcharges you on an easy visit or pushes a crew to rush a hard one. So the estimate follows the hours. Every 1,000 square feet past 4,000 — or each bedroom and bathroom past 4 and 4 — adds 2 labor hours, about $150, to both ends of the range.

Why does the price change with the size of my home?
Because the work does. Estate visits are billed on actual labor time at $75 per hour, per specialist, and a larger house takes more hours. Every 1,000 square feet above 4,000, or each bedroom and bathroom past 4 and 4, adds 2 labor hours — about $150 — to both ends of your range. The estimator on this page applies that as you enter your home, so the number you see is your number, not a sample.
What makes a home an estate property?
Any home over 4,000 square feet, or with more than 4 bedrooms or more than 4 bathrooms. Half baths count — a home with 4.5 bathrooms is an estate property. Homes at this size fall outside our flat-rate chart because the work varies too much between them for one flat number to be fair to either side.
What happens if the job takes longer than estimated?
We absorb it. You are billed on time actually worked, down to the minute, and never above your cap. If we finish early, you pay for the time worked rather than the estimate. The only thing that moves a cap is added scope — extra rooms, a finished basement, construction debris — and we stop and re-quote before touching anything outside what you booked.
Is the estimate on this page what I will actually pay?
