Large homes vary too much for one flat price to be honest. A flat rate either overcharges you on an easy visit or pushes a crew to rush a hard one. So estate work is billed on actual labor time at $75 per hour, per specialist.

What you are not handed is a bare hourly rate and a shrug. Before you book, you get an estimated total range and a guaranteed not-to-exceed cap. If the visit runs long, we absorb it — you never pay above the cap. If we finish early, you pay for the time worked, not the estimate.

Nothing is charged upfront and no hold is placed on your card. You are billed after the work is done, for the time it actually took.

Homes at this size fall outside our flat-rate chart because the work varies too much between them for one flat number to be fair to either side.

The Initial Deep Clean Reset is $1,200 – $1,500, capped at $1,500. Every estate home starts here — it brings the whole property to a baseline that maintenance visits can hold. Recurring visits after that are priced lower; every-two-weeks maintenance runs $637 – $828 per visit, capped at $828.

What happens if the job takes longer than estimated?

We absorb it. You are billed on time actually worked, down to the minute, and never above your cap. If we finish early, you pay for the time worked rather than the estimate. The only thing that moves a cap is added scope — extra rooms, a finished basement, construction debris — and we stop and re-quote before touching anything outside what you booked.
